What is Title Insurance?
A Title Insurance commitment is prepared
based upon a search of the public records
associated with a property that you intend
to purchase or refinance. The insurance
commitment provides a detailed description
of any liens, defects or encumberances that
may affect the property, along with
requirements that will clear these issues
prior to your purchasing and/or having a
mortgage lien placed on the property. In
most cases a title insurance policy with all
title defects cleared affords you with peace
of mind that title issues will not affect your
ability to enjoy, and eventually sell your own
property. In many instances, in the event
that any title-related issues arise after the
issuance of a title policy, the title insurer,
will defend your claim to the property.
Why do I need Title Insurance?
Purchasing a home is the biggest
investment most people will make in their
lifetime. Owner’s Title Insurance offers
protection to you, as the homeowner,
against most title-related claims, defects or
issues that may arise against your property.
For one predetermined low premium, you
and your heirs will be afforded this
protection, potentially saving you from
extensive legal costs up to and including
the loss of your property. It is important to
keep in mind that while the Lender’s Title
Insurance policy protects the lender’s
interest, only an Owner’s Title Insurance
policy protects you as the property owner.
